1. Texas State Affordable Housing Corporation (TSAHC)

• Programs: Homes for Texas Heroes & Home Sweet Texas

• Benefits:

  • 30-year fixed-rate mortgage

  • Up to 5% down payment and closing cost assistance (as a grant or 2nd lien)

• Eligibility:

  • First-time and repeat homebuyers

  • Income & purchase price limits apply

  • Minimum credit score of 620

• Special focus: Teachers, police officers, firefighters, EMS, veterans, and other public service professionals

2. Texas Department of Housing and Community Affairs (TDHCA)

• Programs: My First Texas Home & My Choice Texas Home

• Benefits:

  • DPA up to 5% of loan amount

  • Offered as a forgivable or repayable second lien

• Eligibility:

  • Must meet income and purchase price limits

  • Credit score minimum: 620

  • Must complete a homebuyer education course

• My First Texas Home: For first-time buyers only

• My Choice Texas Home: Available to all eligible buyers

3. City & County-Specific Programs

-City of Dallas - Homebuyer Assistance Program (DHAP)

• Assistance: Up to $50,000 for down payment, closing costs, and principal reduction

• Eligibility: Income limits apply; must buy in Dallas city limits

-City of Houston – Homebuyer Assistance Program

• Assistance: Up to $30,000 in DPA

• Eligibility: First-time homebuyers; property must be in city limits; income limits apply

-Travis County – Hill Country Home Program

• Benefits:

  • 30-year fixed rate with 4–5% DPA as a grant

  • No first-time buyer requirement

  • Available in Travis County (including Austin)
